Over 80% of the buyers and sellers are shopping on the internet for homes. They are exposed to many agents online. They also get mailers, see newspaper ads etc. Many buyers and sellers don™t realize that realtors don™t get paid by our office or company. We only get paid if the property closes. Some of the expenses we incur while searching for properties include: Showings, doing research, writing offers, negotiating, consulting with attorneys & home inspectors & anyone else involved in the possible sale, marketing our listings, paying our assistants to help us, virtual tours, open houses, signs and the list goes on, are out of our pocket. The company does not pay us anything. We also have desk fees, franchise fees, royalty fees, license fees, office fees, staff fees, printing fees etc.
When some buyers or sellers see our checks at closing they think we make too much money for what we do. Many times we just break even for our time, but many times, especially this year we are making less than what it costs us. Sometimes we have a quick sale and are paid much better. There are so many hours behind the scenes, that our clients never see or know about. If there is no sale or a client ends up using someone else to represent them in buying or selling a home it is all money out of our pocket.
A buyers agency agreement is for the buyer and agents sake. The agent/realtor feels a strong commitment and loyalty to help the buyer anyway they can which means spending a lot of time doing research, driving around previewing and showing homes, hours on the phone & internet. The buyers agent is just asking the buyer to make the same level of commitment to them. With a contract the agent knows all their hard work will not go for nothing by a buyer going to another agent to represent them on the sale.
